Insulating York's Older Homes
Spray foam insulation in York starts with old houses. Census data summarized by Point2Homes shows 49.3% of the city's homes were built in 1939 or earlier, and only 22.1% are detached; most are rowhomes, twins and apartments. Wikipedia's 1991-2020 normals for York show January lows averaging 21.3F, July highs averaging 87.7F and about 24.6 inches of snow a year, so these houses need to hold heat in winter and keep it out in summer. We seal the leaks and insulate the spaces that need it, using closed-cell or open-cell spray foam where it fits and blown-in or dense-pack insulation where it costs less.
A city built for industry
York was founded in 1741, hosted the Continental Congress from September 1777 to June 1778, and grew into an industrial center for steam engines, railroad equipment and paper after the Civil War. That history left tight blocks of brick rowhomes and twins in the city and in boroughs like West York, Red Lion and Hanover, and later 20th-century growth filled Springettsbury and York townships with ranches, split-levels and subdivisions.
What the code and the climate ask for
York County is in Climate Zone 4A. Pennsylvania's code, the 2021 IECC with state amendments, took effect January 1, 2026; the Insulation Institute's summary lists R-49 for ceilings, R-20 or R-13 plus R-5 continuous for wood-frame walls, R-19 for floors and R-13 or R-10 continuous for basement walls in Zone 4, with a 3 ACH50 air leakage limit for new homes. ENERGY STAR recommends R-60 for an existing Zone 4A attic with no insulation, or adding R-49 where 3 to 4 inches are already down.
Closed cell vs open cell
Closed-cell foam is dense and rigid, rates about R-5 to R-7 per inch in HomeGuide's guide and slows water vapor, so it is our usual pick for rim joists, stone and block basement walls, shallow rowhome roof cavities where space is tight, and steel buildings. Open-cell foam is softer and cheaper per inch, rates about R-3.5 to R-3.7 per inch and lets vapor pass, so it suits roof decks in planned sealed attics and interior walls for sound. On an open attic floor with room to spare, air sealing plus blown-in cellulose often reaches R-49 for less.
Spray foam insulation cost
HomeGuide's 2026 guide puts installed spray foam at $1.50 to $5.00 per square foot ($1.50 to $3.50 open-cell, $3.00 to $5.00 closed-cell), rim joists at about $2,000 to $2,500 and a whole house at $8,000 to $20,000, and notes many installers have a minimum of $1,000 to $2,000 or more. Fixr lists foam in existing walls at $3.15 to $7.50 per square foot. These national numbers help you plan. Your written estimate after the visit is the price.
Rebates worth checking
If Met-Ed, one of FirstEnergy's Pennsylvania utilities, is your electric company, note that it has offered weatherization rebates. Its posted form listed $150 to $500, tiered by estimated savings, for attic, knee wall and basement wall insulation and for air sealing verified with a blower door, for work installed June 1, 2021 through March 31, 2026. Check whether the current program phase offers similar rebates before counting on one.
Comparing insulation contractors
When you compare spray foam insulation contractors or insulation companies near you, ask each one the same questions. What gets sealed first? Which foam goes where, at what thickness and R-value? How will they handle the party wall in a rowhome, the thermal barrier in a basement, and any knob-and-tube wiring? What comes out? How long should you stay out after spraying? HomeGuide says at least 24 hours. Our quotes answer each of those on paper.
Rowhomes and twins
In a rowhome, the roof cavity is often only a foot or two deep, with no walkable attic. Closed-cell foam from inside the top-floor ceiling or blown insulation through small openings can fill it. Back additions and kitchens over crawl spaces are often the coldest rooms in the house and need their own plan. We work only on your side of the party wall and seal where the party wall meets the roof.

Common Questions
How much should I expect to pay for spray foam insulation?
HomeGuide's 2026 figures put installed spray foam at $1.50 to $5.00 per square foot, rim joists at about $2,000 to $2,500 and a whole house at $8,000 to $20,000. Your written estimate after the visit is the price.
What is the downside of spray foam insulation?
It costs more per square foot than cellulose or fiberglass, is hard to remove once cured, and the house needs to be empty for about a day while it cures. It also seals so well that moisture and ventilation need planning. Where those trade-offs do not pay, we recommend something else.
Why are people removing spray foam insulation?
Usually because it went in wrong: too thick, over a leak, mixed badly, or hiding damage an inspector wanted to see. HomeGuide puts removal at $1.00 to $2.50 per square foot.
Why is spray foam insulation now a red flag for some buyers?
Mostly because of poor installs and foam that covers the roof deck so inspectors cannot see it. A careful plan, the right thickness and paperwork showing what was installed answer most concerns.
What R-value should a York attic have?
Pennsylvania's code lists R-49 for ceilings in Zone 4. ENERGY STAR recommends R-60 for an existing Zone 4A attic with no insulation, or adding R-49 over 3 to 4 inches.
Can you insulate a rowhome roof with no attic?
Usually, by filling the shallow roof cavity with closed-cell foam or blown insulation through small openings, after checking the roof for leaks.
