Insulating Glen Rock Homes
Spray Foam Insulation in Glen Rock works in an old mill village. Point2Homes' census summary shows 39.1% of homes built in 1939 or earlier, with 45.1% of occupied homes rented and 53% detached.
Woolen mill origins
In 1837 a brick woolen mill was built on the ruins of an old sawmill to use the river's water power, drawing mill workers and farmers. The town was named Glen Rock in 1843, had about 200 people by 1858 and became a borough on August 29, 1859. The mill, the oldest surviving building in town, is now a hotel and restaurant.
Old village houses
Houses here are mostly old frame and brick homes on steep lots. Attic sealing, rim foam on stone foundations and dense-pack in frame walls are the usual work.
Steep lots and stone foundations
Glen Rock's houses sit on hilly lots along the river valley, and many have stone foundations with one or more walls partly above grade. Those exposed foundation walls lose heat and let air in through gaps in the stone. Closed-cell foam on the rim and the top of the foundation seals those gaps, as long as the wall is not actively wet. We check for water first and recommend gutter or grading fixes if needed. Attic sealing and dense-pack in frame walls round out the typical job, each priced separately.
Code and climate
Glen Rock is in York County's Climate Zone 4A, where Pennsylvania's code lists R-49 for ceilings and ENERGY STAR recommends R-60 for an uninsulated existing attic. Many of the village's older homes started with nothing in the attic and still have very little. Sealing the attic floor, the open framing at the wall tops and the rim joist, then adding depth, does more for comfort than anything else. For rentals, doing it between tenants is easiest, and each area is priced separately.
